These terms apply to your use of 2sstudio.app, operated by 2S Development, 4300 Biscayne Blvd, Suite 203, Miami, Florida 33137. By using the site you agree to them.
What 2S does
2S is a curated point of entry for exceptional homes across South Florida. It curates and coordinates architects, designers, builders, manufacturers, fabricators and specialty professionals. 2S is not a general contractor, an architecture firm, a brokerage or a manufacturer, and it does not replace licensed professionals responsible for architecture, engineering, contracting, permitting, inspections or other regulated professional services.
2S Studio, the AI assistant
2S Studio is an AI assistant that helps you describe your project and find the right next step. It can make mistakes. Its answers are general information, not professional, legal, financial, engineering or permitting advice, and not a quote, estimate, bid or commitment. Any estimate in 2S is for planning purposes only and is not a bid.
Using the site
- Use the site lawfully and don’t try to disrupt it, misuse 2S Studio or access it with automated tools at scale.
- Only share content you have the right to share, and don’t share sensitive personal information.
Services and agreements
Joining the 2S network is free for clients. Specific 2S services, such as Owner’s Representation and Project Oversight, are scoped and agreed separately before work begins. Agreements with the professionals and vendors you choose are between you and them.
Intellectual property
The site’s content and design and the 2S and 2S Studio names belong to 2S Development or its licensors. You may not copy or reuse them without permission.
